It is uncommon to check from your window at London and watch just trees: quite several dorms and rooms here do this. The hostel is midway between Holland Park Road, gateway into Notting Hill, and bustling Kensington High Street, directly along with Holland Park Opera and 2 minutes in the Design Museum Kensington, which opens into 2016.

Style & personality

There are 3 segments: East Wing, the Grade I-listed rest of this 1605 mansion otherwise obliterated during the Blitz; Annexe A, a 1950s hostel construction just clad in cement using a fairly trendy corrugated iron expansion on the top; and Annexe B, additionally 1950s, now a long, low, redbrick building. Enormous windows in the dining room and leisure places overlook the garden and fishpond, and there is plenty of outside seating.

Service & amenities

Everything the contemporary itinerant wants — hairdryer, laundry area, towels, adaptors etc — is available, hire or returnable deposit at reception. Holland Park includes a fitness center, tennis courts and golf baits for hire. Nearby supermarkets remain open until 11pm.


Dorms have bunks, double or triple stacked and painted in Safestay’s distinctive crushed soggy purple, with sheets, duvets and modesty curtains to match. Each mattress has a personal light, plug in and USB port. Lockers need padlocks. Many, although not all, dorms have en suite baths and the 33-roomer from the East Wing includes enormous, original windows with sylvan views. Personal rooms include 40″ JVC TVs, coffee, tea, bottled water and hairdryers. Space 411 (a living space for 3) plus Dorm 414 (an en-suite for five) have vibrant private rooftop terraces.

Food & beverage

Limited, however fine. The pub, due to park regulations, doesn’t now function alcohol, giving hot beverages and juices rather. The buffet breakfast (#4 additional) is a all-you-can-eat continental, with hot toast, fruit and cereals on top. In summer, it is possible to eat out.

Value for cash

Dorm beds from #15 per person in low season; climbing to #29 in large; personal shared rooms from #75 to #86 per area. Breakfast not included – #4. Free Wi-Fi. Computer #1 to half an hour, #1.50 per hour.

Accessibility for guests with disabilities?

No wheelchair accessibility and no lifts due to the building’s listed status. Lights flash for fire alarms, but no additional special facilities for visually or aurally impaired guests.


There are two family rooms. Otherwise, under-16s should occupy private rooms together with accompanying adults, also 16/17-year olds could stay in dorms but has to be accompanied by an adult.
